Location Analysis

  • Public/Private Transportation

If you have done your research, you would have known that the nearest MRT stations to The Continuum is the Dakota MRT & the Paya Lebar MRT. Although it’s widely advertised that the project is near to the MRT stations, I have to admit that it’s actually still quite a distance away. You can try walking the grounds yourself to see if I’m right (although I would advise against that because of the crazy hot weather these days!)

One good thing though, is that residents will get access to bus stops just right outside of the condo, with bus services that will bring you straight to the Central Business District (CBD), Orchard Shopping Belt, Suntec City etc., pretty convenient I would say.

If you’re driving, it’s also going to be quite easy for you to get to the key areas of Singapore i.e. CBD, Orchard, Paya Lebar, Suntec & more, with just a 10-15minutes’ drive away. The East Coast Parkway (ECP) and Pan Island Expressway (PIE) are also located nearby, helping to connect you to the rest of the island.

  • Retail/F&B & Recreational Options

For those who love Singapore hawker food like myself, you will be glad to know that Old Airport Road Food Centre is just around the corner. If that can’t satisfy you, there’s also the nearby Paya Lebar enclave where you can find many shopping malls such as PLQ Mall, Paya Lebar Square. Singpost Centre etc. In fact, KINEX Mall is just a 500meters walk away! You can also head to the Tanjong Katong stretch where you can find the famous Punggol Nasi Lemak, Eng’s Wanton Mee & more.

Alright, you get the idea. Residents will have no lack of F&B and retail options for sure, and this is definitely a major plus point.

With the abundance of amenities, it’s worthwhile to note that there could be some traffic during the lunch & dinner hours, but this should not directly affect The Continuum’s residents at all since the condo is located some distance away.

Of course, when we are talking about prime District 15 in this area, we cannot forget the popular East Coast Park. For those who love the nature and the seas, you’ll be thrilled to know that East Coast Park is also just around the corner. To make things even better, Singapore Sports Hub is also not too far away! There, you can find sports & recreation centre, aquatic centre, skate park, bouldering wall and more.

  • Schools

For those with kids, there’s actually quite a number of primary schools within the 1km radius (see table below)

There is also no lack of secondary schools in the vicinity (Tanjong Katong Secondary, Chung Cheng High, Dunman High just to name a few). With children being able to go through their education journey from pre-school to secondary school, I can see why this area is so popular among families and owner-occupiers

Unit Mix

The units at The Continuum are actually of decent size. We assume that the 1-bedders and 2-bedders are catered towards the investors, while the larger units are catered towards families and for own-stay. We see that the smaller unit types make up around 46% while the larger unit types make up the remaining 54%, and I like that the unit mix here is quite evenly distributed for investors and owner-occupiers alike

If you are sharp, you would have noticed that the developers have also designed different layouts and sizes within each unit type itself. For instance, for the 3-bedders, you have the options of going for the compact or the premium.

Investment Potential Analysis

  • If you’re looking for Rental & Yield…

We expect The Continuum to benefit from the strong rental demand arising from the Paya Lebar Commercial Hub where there are Grade A offices and MNCs such as JLL, Bayer, Visa etc. Not to mention that there are also 3 shopping malls and Paya Lebar MRT interchange (Circle and East-West Line), boosting connectivity & convenience which are important factors that tenants look for.

Let’s take a look at the rental yields that nearby freehold projects have achieved:

We’ve only taken freehold projects that are near The Continuum so as to make a fair comparison. We can see that the yield here is fairly healthy, with an average of 3.14%.

One of my clients has asked me whether the nearby condos will act as competition to get tenants. It really depends on the unit that you buy, and the tenants’ preferences. The nearby condos are mostly old & small developments with a lack of proper facilities. However, larger families with kids tend to prefer big projects with facilities, and one that is not too old. This is where The Continuum will shine.

If you’re holding onto the smaller unit type, then you might want to be aware that you have some competition from the nearby developments, and even at Park Place Residences (which is right smack in the middle of the Paya Lebar Commercial Hub).

  • If you’re looking for Capital Growth...

1. Attraction Factors
The Continuum is located in the ever-popular District 15 of Singapore, with good schools, good food and good transport links. There are also amazing recreational amenities in East Coast Park & Sports Hub for instance. It’s a bonus if you are working at the Paya Lebar offices or the CBD as you will be living near your workplace.

The only gripe I have is that it’s not the nearest to the MRT station. Other than that, it checks all other boxes:
– Retail and F&B options nearby
– Well-connected to City Centre
– Close to work location

2. Demand vs Current Supply
Although there are many condos in the area, demand for private housing in District 15 remains strong with steady price appreciation. There are indeed a few condominiums nearby, but they are mostly smaller projects with a lack of facilities. The Continuum stands out in this aspect with facilities such as a tennis court, swimming pools and sky gardens that will certainly appeal to families and singles alike.

3. Future Development/Transformation
District 15 being a mature area already, we don’t expect too much transformations in the near future. That being said, one future transformation that residents can look forward to (and might benefit The Continuum) is:

– Relocation of Paya Lebar Airbase
With the relocation of Paya Lebar Air Base expected to start in the 2030s, it will allow more amenities to be added and better use to be made of the space.

Although The Continuum looks good on paper in terms of location, it’s important to look at the entry price to determine if it’s a good investment. Do note that this project being a freehold condo, it’s expected that it will be launched at a premium (I expect the developer to launch at around $2700psf thereabouts). Here, you’ll have to ask yourself is it worth it to pay this kind of pricing for The Continuum? Let me know your thoughts in the comments below!

What Could Have Been Better?

  • If it was nearer to the MRT
  • Some might not like the fact this condo sits on 2 separate sites, with a road cut through in the middle – this might affect your investment exit strategy down the road
