Location Analysis

The Botany at Dairy Farm is located in the West of Singapore, in the Bukit Panjang area. This town is renowned for its abundant green spaces and parks, making it an ideal choice for those who appreciate serenity and nature. The potential buyers whom I know are interested in this project are usually drawn to the fact that it has ample nature amenities nearby, away from the hustle & bustle of the city life (and of course, the attractive pricing!).

  • Public/Private Transportation

Let’s begin with the main concern that most potential buyers have – the fact that this project is not very close to the MRT station. Admittedly, I also echo similar sentiments, as the nearest MRT station (Hillview MRT) is indeed quite a distance away (approximately 850 meters). In today’s era where living near an MRT station is highly desired, it’s understandable that buyers have this concern.

To mitigate this, the developer will provide residents with a one-year complimentary shuttle bus service that will take them straight to the Bukit Panjang Integrated Transport Hub and the Hillion Mall. On top of this, there are also a few bus stops just 4-5 minutes’ walk away from the project. This allows residents to conveniently take the bus to places such as Bukit Panjang Interchange and Hillview station.

For those who drive, you’ll be pleased to know that The Botany offers an almost direct connection to the Bukit Timah Expressway (BKE), which connects to the Kranji Expressway (KJE) for residents working in the west, and the Pan-Island Expressway (PIE) for residents employed in more central locations.

  • Retail/F&B & Recreational Options

In addition to the pricing (which I’ll discuss later), one other attractive aspect of this project is its close proximity to top-notch nature and exercise spots in Singapore. Towards the south, residents can visit Dairy Farm Nature Park, a beloved green space that forms part of Bukit Timah Nature Reserve. In the evenings, you can take leisure strolls by the three old quarries located within the nature reserve. Towards the east, Chestnut Nature Park offers residents another refreshing green area, providing a change of pace for those who regularly engage in exercise.

This location boasts more well-known green spaces as compared to most other private housing developments. Its location particularly appeals to active families and nature enthusiasts who appreciate a green neighborhood and the tranquility of a residential enclave, offering an escape from the bustling city life.

When it comes to shopping malls, you will get to enjoy convenient access to the upcoming Dairy Farm Mall (expected completion in 2024), located right across from The Botany. If you’d like, you can also venture slightly further down to malls such as HillV2, The Rail Mall, Hillion Mall, and more.

Another appealing feature of The Botany is the inclusion of a tennis court, which is becoming increasingly rare to find, and something I personally love about this project.

  • Schools

Parents will find this to be great news – as the vicinity of The Botany is home to numerous schools catering to all education levels. One notable institution is the German European School Singapore (GESS), situated just directly across from The Botany.

Unit Mix

Close to 64% of the units at The Botany are the bigger-sized units (3 bedrooms & above) – not surprising as one would expect this project to be catered towards owner-occupiers and families considering the condo facilities & the location. Personally, I like projects that are catered towards families as the residents tend to have stronger holding power, which is good for the price stability of the project.

Investment Potential Analysis

  • If you’re looking for Rental & Yield…

Although there will certainly be some rental demand coming from the international schools nearby, I do think that if you’re planning to go for rental play, there are much better projects around. That said, let’s still take a look at the average rental yield in the area:

For a more accurate comparison, do note that I have only taken into account projects that were completed within the last 10 years and are of 99 years leasehold. We can see that the rental yield is rather healthy at around 3.6% annually. If you’re looking to buy to rent out, this should be reassuring for you.

  • If you’re looking for Capital Growth...

In my opinion, capital appreciation is what you should really be focusing on when you buy into The Botany. Granted, the region is still underdeveloped as of now, but considering a long-term perspective, the presence of available undeveloped space in the area provides The Botany with a higher potential for future appreciation. You can take a look at some of the transformation plans that our Government has set in place for the region (in image below).

Also, the pricing for The Botany is very palatable and could possibly be the most affordable new launch in the market as of the time of writing. Just slightly under $2000psf, the Botany offers a good margin of safety for those who are looking to enter the project. This is one of the main reasons why people are interested in getting into the project even if the location isn’t the most ideal.
