Location Analysis
- Public Transportation
Located near the one-north area, Blossoms by the Park offers great accessibility with Buona Vista MRT station just a 300-meter walk away. Here, you can hop on to two MRT lines (Circle Line & East-West Line), which will conveniently take you to key places such as the CBD, Holland Village, HarbourFront (Vivocity & Sentosa), and the future Jurong Lake District. If you wish, you can also walk a little more to reach the one-north MRT station.
There will also be bus stops within a 2-minutes walk, with bus services that will connect you to different parts of the island.

- Retail and F&B Options
Residents will have access to numerous retail and F&B options in the immediate vicinity, with malls such as The Star Vista and Rochester Mall within walking distance. Other options such as Holland Village, Holland Drive Market and Food Centre, The Clementi Mall, and Ghim Moh Road Market and Food Centre are also easily accessible with a short drive or bus/train journey.
- Schools
For families with children, there are several primary schools within close proximity e.g. Fairfield Methodist School (Primary), Henry Park Primary, and New Town Primary. There are also multiple secondary schools and tertiary institutions such as Anglo-Chinese School (Independent), Anglo-Chinese Junior College, and Fairfield Methodist School (Secondary). NUS is also just around the corner.
International schools such as Tanglin Trust School, Dover Court International School, Anglo-Chinese School (International), and United World College of Southeast Asia (Dover Campus) are also situated nearby, making it convenient for expatriate families.

Dover Court International School | 2,700m |
Unit Mix
We would say that the unit mix is quite evenly-distributed here, with an almost 50-50 allocation to both investors & own-stay buyers alike. We like it as this prevents the project from being heavily skewed towards just having investors and tenants, which might not be great for price appreciation.
Another thing we like here is the introduction of the dual-key layout. We expect this layout to be well-received – especially amidst an environment where owning more than 1 property is getting increasingly difficult. Dual-Key layouts provide an alternative for those who want to own “2 properties” but not willing to fork out ABSD. This should also be popular with those who are looking for space/multi-generational living. Dual-Key also provides a way for you to earn rental income while still staying the property.

Investment Potential Analysis
- If you’re looking for Rental & Yield…
Being home to many offices, commercial hubs, and schools, we believe that this area will continue to enjoy strong rental demand in which Blossoms By The Park will certainly stand to benefit from. Let’s take a look at the rental yields that nearby projects have achieved (as of April’2023):
Project | Average Rental Yield |
One-North Residences | 3.9% |
The Rochester Residences | 3.5% |
Heritage View | 3.6% |
Dover Parkview | 3.6% |
- If you’re looking for Capital Growth...
There are a few things we analyze before we determine if a project will potentially appreciate in value. We will share 3 points here:
- Attraction Factors
- Demand vs Current Supply
- Future Development
1. Attraction Factors
Blossoms by the Park is strategically-located, essentially enjoying all the important amenities that every homeowner dreams of:
– Near to MRT & Bus Stop(s)
– Good Schools nearby
– Retail and F&B options nearby
– Well-connected to City Centre
– Close to work location
2. Demand vs Current Supply
There is a proven healthy demand, with the previous three launches in the area garnering a strong track record in sales. One-North Residences was 80% sold within three days; The Rochester Residences was sold out in less than a month, while One-North Eden had 85% of its units snapped up on the first weekend. However, there is a lack of private residential supply to satisfy this demand.
3. Future Development
There are a few future developments that residents can look forward to:
– Biopolis Phase 6
This project will see a 12-storey tower block and rail corridor being built within the neighbour, and is one of JTC’s main plans to boost the biomedical industry in Singapore. Demand for residences in the area is expected to increase with this.
– Jurong Lake District (JLD)
By now, you would have known that JLD aims to be Singapore’s second-biggest CBD. Sure, Blossoms by the Park might not be situated in the JLD itself, but being just 3 MRT stops away, we think that the project is primed to benefit from this. Demand for housing is expected to spillover to the Buona Vista/one-north precinct.

Nearby Projects’ Profitability Analysis
Let’s take a look at how nearby projects have performed over the years.
We studied the percentage of transactions that were profitable and we can see that most owners in this area have managed to lock in profits from their property sale. We think that this bodes well for Blossoms by the Park as there is a proven track record of profitable sales in the area (savvy buyer tip: of course, do make sure you enter at a good price! Feel free to reach out to us if you need guidance).
Project | % of Profitable Sales |
One-North Residences | 81.3% |
The Rochester Residences | 74.8% |
Heritage View | 99.0% |
Dover Parkview | 98.3% |
What Could Have Been Better?
- There are a quite a number of units which will be facing the main road – this means that residents could be subjected to noise especially during the weekdays (although this is something that is hard to avoid considering that Blossoms By The Park is located near many key amenities)
- We also wished that the land size & facilities were bigger, e.g. to have a tennis court
Final Thoughts
The Good | Can be Better |
+ Very near to key amenities such as MRT, bus stop, malls, F&B + Good Schools nearby + High Rental & Own-Stay Demand + Situated within a high-growth area | Facilities could have been more ample Certain units’ facing is not the most ideal |
